Kavac overlooks the Bay of Tivat and its islands, the Lustica Peninsula and the beautiful surrounding mountains, in a south west orientation.
The south-west orientation of Kavac guarantees beautiful sunsets all year-round
Water falls, hiking trails, tiny churches, gentle wildlife
The up and coming residential village of Kavač (to pronounce “Kavatch”) is located half way between the Unesco protected Medieval City of Kotor and Tivat, home of the Super-yachts marina Porto Montenegro.
For the French Riviera connoisseurs, one could easily say that Kavač is to Tivat what the Provençal village of Grasse is to Cannes or Nice.
Nestled on the south facing slope of Mount Vrmac, known as the paradise for hikers, Kavač has its own Olive Mill and natural water springs, and you can buy in the village fresh eggs from the farm, local cheese and healthy goat milk.
Kavač overlooks a 180° panorama of the entire Tivat Bay with the Solila Bird Reserve, the Island of Flowers and the Sveti Marko Island, the Lustica Peninsula, Tivat and Porto Montenegro, Mount Orjen (which borders Croatia and Bosnia) and the two planned Golf Course of Tivat, where you can already practice on the driving range.
For those who like the convenience of living close to the city but who prefer to enjoy more space and more nature around their homes, Kavač is ideal. Its altitude of 120m above the sea level ensures beautiful & uninterrupted panoramic sea views over the bay, and its south-west orientation a lot of sunshine and beautiful sunsets. Due to the elevation there is almost permanently a nice breeze even during very hot summers.
Only 2,5km birds-eye from the Tivat shore, 6km from Tivat town center & the Marina, 10km from the Adriatic beaches, 5km from Kotor, and right above the Kavac Golf Course under development, Kavač is situated in a very strategic position sometimes called the center of the Golden Triangle (Lustica – Kotor – Tivat).
